I think there's a way to be this kind of micro landlord in an ethical way, but it's really tricky. Rent tied to expenses with a small amount of pay to you for the actual time spent managing it, and money into an repair/emergency fund. You should also consider the equity gained if it's financed. I've known landlords that say, "I'm barely making any money", ignoring the fact that they'll own the property outright at the end of the mortgage.

The fact that it makes you more comfortable to hide the fact that you are the landlord makes me think the arrangement you're considering isn't fair. We're living under capitalism, so do what you gotta do, but if you're going to exploit someone have the decency to not act like you're in it together with them.

I'll second buying a used flagship phone over a new budget phone, especially in the $300 range.

Those budget phones made more sense when the technology was getting so much better each generation that having a low quality version of the new phone was better than the top quality of a few generations old phone.

You can get an unlocked s21 ultra 5g for less than 300 on swappa right now.

It's the phone Ive been using since it came out. Great cameras, 10x optical zoom, wide angle, fast image capture. Solid battery life, 65 watt fast charging, wireless charging, big screen with 120hz and small bezels. Still gets major and security updates, although it will only get security updates starting next year supposedly.

Downsides are it's a little heavy and unevenly distributed, big camera bump(a good case can hide it though).

They're libertarian socialist.

I've seen some criticism of Rojava, specifically because they have private property rights, some Kurdish nationalist tendencies, and their status as sort of a US proxy. I don't know enough about the situation to say how true that all is, though.

That temporary child tax credit was a huge help for child poverty, though. It's basically just a non means tested cash assistance program for families with children.

I have a conservative family member who teaches is a poor district who became strongly in favor of continuing that credit after seeing the affect on kids in her class.

I think the plan is to make them smaller and release more often. Infinite Wealth was significantly shorter than the first Like a Dragon. I prefer that game wise, but they're already expensive af. Making them half the size means they're basically doubling the price.

Golabki is pretty good, although I'm not sure if it's exclusively Polish

Everyone should talk to their relatives, especially elderly relatives about scams. The most important points are:

That they should never trust that the person calling is who they say they are, they can always hang up, look up the number and call the company/police/whoever directly. Also talk about how scammers create a false sense of urgency. Lastly, talk about the ways scammers collect their money, by having you send venmo/Apple pay/Zelle, gift cards or crypto atms, nobody legitimate requires that kind of payment.

It's a hard thing to talk about without making them feel like you're calling them dumb or gullible. The way I broached it with my mom was to tell her about someone smart I knew that got tricked by one of those tech support scams.

Nothing guarantees you won't get tricked into a scam, but you can make it harder

The Mississippi Company was something like bitcoin. John Law basically invented fractional reserve banking by assuming the national debt in exchange for the right to print paper notes backed by France and exclusive trade rights to the Americas. The whole thing blew up because there was no mechanism to stop inflation, investors could buy an unlimited amount of shares of a finite investment.

There's a really cool produce market near me. This place has a truck they take to a city hours away and load it with produce once a week. On Saturday and Sunday they have a reverse auction where the prices keep going down until it's all gone. Restaurants and people looking for cheap food get great deals and no food goes to waste.

They're also really good at only stocking produce when it's a good time of year for it. Walmart will have peaches year round, but they're not good for like half the year. They also end up with some stuff that's just not ever available around here, like lychee and diakon radishes, when they can get it. Plus they carry stuff from local farms when it's available.

I feel like this is a business that could be replicated in a lot of rural areas. It's basically just a barn on the side of the road with very little overhead, but it's always busy.
